The daily rental market in Durres is proving increasingly lucrative during the summer season, with premium Airbnb listings generating significant income, especially in seaside areas and luxury villas. The most sought-after properties in the city can fetch between 6,400 and 8,600 euros during the summer season.

The study highlights that apartments with sea views remain the most popular among domestic and foreign tourists, while owners who invest in professional presentation and efficient management of listings have a clear advantage in the market. For example, a two-bedroom beachfront apartment, which is offered for 130 euros per night and achieves an occupancy rate of 85%, can generate approximately 3,300 euros in just one month.

According to Investropa's analysis, Durres is performing at levels comparable to other popular Adriatic destinations. However, the market remains highly seasonal, with high demand during the summer and a significant drop off outside the tourist season, a typical phenomenon for coastal cities oriented towards beach tourism.

One of the main factors influencing the increase in bookings is location. Properties by the sea and those near major tourist areas achieve the highest rates. Also of great importance is the optimization of listings on platforms like Airbnb, including the use of professional photos, instant booking and flexible pricing strategies during periods of less demand.

At the top of the areas with the highest prices per night are Volga and Currila, where accommodations range from 55 to 130 euros. Another elite area remains Gjiri i Lalëzit, where luxury villas can reach 220 euros. Meanwhile, the Plazhit area, including Lagje 13, continues to remain among the most popular for tourists, with prices ranging from 45 to 110 euros per night.

On the other hand, the areas with the most economical rates are the center of Durrës (40-90 euros) near the amphitheater, as well as Golemi (40-100 euros) and Mali i Robit, where average prices range from 40 to 100 euros per night. Despite the lower prices, these areas continue to attract a steady number of bookings, mainly from families and tourists looking for more affordable holidays by the sea.

The increase in interest in short-term rentals in Durrës is also being seen as an indicator of the city's transformation into one of the country's most important tourist centers, where investments in tourist apartments are increasing year by year.
