Rents in Albania, demand expected to increase during 2026/ The most sought-after areas in Tirana are under high pressure due to profits

A study published by Investropa shows that since the beginning of 2026, the rental market in Albania is experiencing a strong increase in demand, while supply remains limited. According to the analysis, the most sought-after areas continue to be Tirana in areas close to the center and the main coastal cities, where the combination of growing tourism and internal population movement is exerting continuous pressure on the rental housing market.
The study highlights that one of the main factors driving this demand is the steady increase in the number of international visitors. INSTAT data confirms that during 2025, both in the January and September releases, a continuous increase in arrivals to the country was recorded. This trend has significantly expanded the base of short-term renters, increasing demand especially in tourist areas and urban centers.
In parallel, Tirana continues to attract residents from other cities in the country due to economic and employment opportunities, further increasing pressure on the rental market in the capital. This internal movement, combined with the tourist influx, is creating an ever-widening gap between demand and supply.
On the supply side, although construction remains active, the pace of new apartment supply is slow. According to INSTAT, the time from approval of a building permit to the completion of an apartment ranges from 18 to 30 months. This means that current projects will not immediately impact the increase in rental supply, leaving the market under pressure even in the short term.
