House as a form of business, where is it worth buying in Tirana? Apartments in the suburbs are recovering the investment faster than luxury areas

Buying an apartment continues to be one of the most popular forms of investment for Albanians, especially in Tirana, where the real estate market has seen continuous growth in recent years. For many citizens, property is not only seen as a place to live, but also as a way to secure a stable income through rental income and gradually recover the initial investment. But which areas offer the best return on investment in the capital?
According to a study published by Investropa, the suburban areas of Tirana are increasingly proving to be more favorable for investors seeking rental income. The main reason is related to the fact that purchase prices are lower compared to the elite areas of the city, while rental demand remains high due to Tirana's expansion and population growth.
In the analysis of the annual return on investment for different apartments, it is measured how many years it takes for a property to recover its initial value through rental income alone. This is one of the most important ways to understand whether an apartment is worth it as a long-term investment and not just as a residential property.
According to the data, areas such as Astir, Kamza, Yzberishti, Paskuqani and Farka are emerging as among the most interesting for investments. In Astir, an apartment can recover the initial investment in about 22 to 24 years, depending on the area, property conditions and location. The area has benefited greatly from the urban development of recent years and the increased interest in more affordable apartments near the center of Tirana.
Meanwhile, Kamza is considered one of the areas with the greatest potential for investment return. A 1+1 apartment can recover its value in about 20 and a half years, making it one of the most favorable options for those seeking faster rental income. The increase in new construction, improved infrastructure and better connections with Tirana have significantly influenced the interest in this area.
Paskuqani is also following the same positive trend. According to the study, the return on investment for 1+1 apartments reaches around 4.5%, while for 2+1 apartments the investment can be recovered in just 18.5 years. This shows that larger apartments are proving more efficient for investors aiming for stable rental income.
In general, the data shows that the larger the apartment, the more favorable the return on investment in relation to rental income. This is related to the fact that families or long-term tenants are willing to pay more for larger spaces, increasing the profit for the owners.
On the other hand, areas like Blloku, Commune of Paris or the more central parts of Tirana do not offer the same rental rates of return. Although rents in these areas are significantly higher, the very expensive prices of apartments mean that the initial investment is recovered after many more years. For this reason, these neighborhoods are seen more as prestige and quality living areas, where the greatest profit can come from the increase in the value of the property upon sale and not necessarily from the monthly rent.
