Property prices in the south, towards a new record / Himara and Vlora are expected to benefit from the new wave of investments

Some of Albania's most popular areas will continue to see strong property price growth over the coming years. Tourism development, infrastructure investments and increased interest from foreign buyers are making the Albanian real estate market one of the most dynamic in the region.
The focus of the study by Investropa is the southern coastal areas which are considered to have high investment potential. According to Investropa, Lungomare and Uji i Ftohtë in Vlora are expected to register annual price increases of 10% to 15%, mainly thanks to the Vlora International Airport. The airport is expected to significantly improve access to the Albanian Riviera and bring a greater influx of tourists and investors.
The study highlights that the impact of the airport could completely change the real estate market in the south of the country. According to the analysis, areas near major infrastructure projects in Albania have historically seen price increases of 15% to 30% within a few years of the completion of the investments.
Meanwhile, Orikum and Radhima are considered the “second ring” of the Albanian Riviera, where property prices can increase by 8% to 12% per year. These areas are benefiting from the expanding interest in Vlora and the growing demand for apartments and villas by the sea. Himara also remains one of the most promising markets, with expected growth of 7% to 11%, due to the lack of building land and high interest in coastal properties.
Investropa also notes that the Albanian real estate market is increasingly supported by tourism and foreign buyers. According to data published in the study, tourists in Albania have almost doubled compared to the pre-pandemic period, while foreigners account for about 24% of property transactions in the country.
