What's driving demand for Airbnb in the south? Albanian Riviera, peaking with festivals and beach season

As for the summer season in 2026, the short-term rental market in Albania is expected to be significantly impacted by a series of events and tourist seasons that increase the demand for accommodation on platforms such as Airbnb. Among the most important moments are the Kala Festival in Dhërmi (June 3–10, 2026), the peak beach season along the entire Albanian Riviera during July and August, as well as cultural festivals taking place throughout the year in cities such as Tirana, Berat and Gjirokastra.
Data shows that during major events like the Kala Festival, hosts in the surrounding areas experience a significant increase in revenue, with nightly rates increasing by 50% to 100% and with property occupancy rates almost at full capacity. A strong increase in demand is also observed during the beach season in August, with coastal properties commanding premium prices, although less extreme compared to special events.
The Investropa study also highlights the importance of planning for hosts. It is recommended that prices and availability be adjusted at least 4 to 6 weeks in advance for major events, while for events or concerts an even earlier strategy is required, due to international tourists booking well in advance.
At the same time, the report also highlights areas with untapped potential for new market entrants. Cultural heritage cities such as Berat and Gjirokastra offer better opportunities due to lower competition, while developing coastal areas such as Borsh and Himara are gaining more and more attention.
As of the first half of 2026, there are approximately 21,000 to 23,000 active Airbnb listings in Albania, concentrated primarily in Tirana, along the Albanian Riviera, and in coastal cities such as Vlora, Durrës, and Saranda. This number represents a significant increase from previous years of almost 40% compared to 2023 and more than 70% compared to 2022.
