More building permits for hotels, industry and commerce/ Non-residential

While the housing market has hit its highest levels in recent years, investments in buildings with economic functions also appear to be gaining ground. The latest data on building permits shows that in the first quarter of 2026 the number of projects destined for manufacturing, commercial and tourism activities increased, signaling a greater orientation of investments towards sectors directly related to economic development.

According to statistics, 85 permits for non-residential buildings were approved in the period January-March 2026, up from 70 permits in the same period a year earlier. The increase of more than 21% comes at a time when the economy is increasingly relying on tourism, the processing industry and the expansion of commercial activities, sectors that require new production, storage, service and accommodation facilities.

The main drivers of this growth are industrial and commercial buildings. The number of permits for industrial buildings reached 35 in the first quarter of 2026, up from 25 in the same period last year, marking an increase of 40%. In parallel, permits for commercial buildings increased from 11 to 16, or about 45% more on an annual basis.

The tourism sector also performed positively. Permits for hotels and similar structures reached 13, the highest level recorded in the early years of the last decade, confirming the continuation of investments in tourism infrastructure. This trend is consistent with the expansion of tourism activity in the country and the growing demand for accommodation capacities.

According to INSTAT data, the approximate value of building permits approved in the first quarter of the current year reached around 20.4 billion lek. The majority of this value belongs to residential buildings, with around 9.47 billion lek, dominated by community residences. Meanwhile, non-residential buildings represent around 5.18 billion lek, while the value of permits for hotels is estimated at 2.3 billion lek.
