Investments in construction, 20.4 billion lek in 3 months/ The number of permits increased by 24.8%, the surface area also increased

The value of approved construction projects in Albania reached 20.4 billion lek during the first quarter of 2026, confirming that the sector continues to remain one of the most important investment engines in the economy. According to data published by the Institute of Statistics, although the annual growth in the value of projects was more moderate, by 1.6% compared to the same period last year, the level of investments remains high and signals continued intense activity in the construction market.
In parallel with the value of projects, the number of building permits has also increased significantly. A total of 322 permits for new buildings were approved across the country, or 24.8% more than in the first quarter of 2025. This increase comes after a weaker period in the sector last year, when the pace of permit approvals had slowed.
The data also shows that new projects are expanding in size. The total area approved for construction reached about 377 thousand square meters, an increase of 12.5% compared to the previous year. This shows that investments are not only increasing in number, but also in volume and development capacity.
Residential construction continues to dominate the Albanian market. During the first quarter, 237 permits were granted for apartments and residential complexes, with a construction area of over 185 thousand square meters. High demand for new apartments, urbanization and private investments continue to support the expansion of this segment.
At the same time, a significant portion of investments has also been directed towards non-residential buildings, including hotels, commercial facilities and industrial buildings. For this category, 85 building permits have been approved with a total area of over 191 thousand square meters, reflecting the expansion of sectors such as tourism, trade and services.
The first quarter figures show that the construction sector is entering a more positive phase during 2026, while the high value of new projects confirms the continuation of large investments in the economy and urban development of the country.
