How much are Airbnb owners in Albania expected to earn in 2026? Villas with sea views in the south are reaching up to 4 thousand euros in monthly income

The short-term rental market through Airbnb platforms is gaining more and more weight in Albania, becoming one of the most profitable forms of tourist accommodation. As tourists are looking for more flexible and private experiences, apartments and villas for daily rent are increasingly competing with traditional hotels, especially during the summer season.
According to a study by Investropa, Albania is following the same trend seen in many Southern European countries, where Airbnb is becoming an important source of income for owners of apartments and tourist villas. At the beginning of 2026, prices for a night's stay in Albania vary by up to 1.8 to 2.5 times between the most expensive and the most economical areas, showing large differences between premium coastal destinations and less touristy cities or areas.
However, market disparities remain large. For most listings in the country, monthly profits range from 200 to 1,500 euros, with apartments in cities during the low season earning more modest returns, while properties on the coast during the summer achieve much higher profits.
Coastal areas continue to dominate the market during the summer season. Destinations such as Ksamil and Dhërmi are proving to be among the most profitable for owners of villas and apartments with sea views. According to the study, the most successful listings in these areas can generate monthly incomes of 2,500 to 4,000 euros during the peak tourist season.
An example taken from the report shows that a two-bedroom villa in the south of the country, which is let for 150 euros per night and achieves an occupancy rate of 80% during the month of July, can provide around 3,600 euros in income in just one month.
According to the analysis, Albania has competitive accommodation occupancy rates compared to other Southern European countries, although it lags somewhat behind more established destinations such as Croatia or Greece. This is mainly due to the shorter tourist season and the still limited development of tourism outside of summer.
One of the main factors influencing the success of an Airbnb in Albania is the ability to attract tourists all year round. Properties that offer comfortable surroundings, good heating and suitable conditions even for the off-season months are proving more successful, especially for cultural tourists or digital nomads who are increasingly choosing Albania as a medium-term destination.
