What is the return on investment in coastal properties? Durrës leads with 5.7% per year, followed by Golemi and Saranda

Buying a home in Albania is increasingly seen not only as a residential investment, but also as a way to generate stable rental income.
According to the study, coastal markets in Albania are proving stronger in terms of rental income compared to many other areas of the country. The report highlights that two-bedroom apartments in the Durrës Beach and Golem areas achieve a net return of around 5.7%, making this one of the most attractive markets for investors. Based on this value, it turns out that such an apartment manages to return the total value to the investor after 17.5 years. Lalzi Bay is also emerging as a promising area for property investments, with a rental return of around 5.2%
Meanwhile, in Vlora, specifically in the Lungomare area, two-bedroom apartments achieve a net return of around 4.3%, while in Saranda the net profit rate is calculated at around 4.4%. These figures show that the Albanian coast continues to remain one of the most profitable segments of the real estate market, especially during the tourist season.
However, higher profits also come with more volatility. An apartment in Astir in Tirana may have less potential profit, but is considered more stable for long-term rentals throughout the year. On the other hand, an apartment in Saranda or Golem can bring in very high income during the summer, but requires more careful management and conservative calculations for the winter months when demand drops.
The Investropa study highlights that the Durrës and Golem area has a particular advantage as rents are supported not only by seasonal tourists, but also by use on short-term rental platforms. For two-bedroom apartments in this area, the gross return reaches around 7.7%, while the net profit remains at 5.7%, a ratio considered very competitive for the Albanian market.
On the Vlora Seafront, the gross return for similar apartments is estimated at around 6.6%, while in the center of Saranda it reaches around 6.8%. According to the analysis, the practical conclusion is that the mathematics of rental income on the Albanian coast can be very strong, but only in cases where the property is located in an area with real tourist demand and is managed efficiently.
